Across the 23 outlying communities in our service radius - from West Lake Hills four miles out to Briarcliff at nineteen - most of the housing stock went up between 1980 and 2014, with the bulk of it dating to the 1980s and 90s. Doors and openers from that era share the same failure points: steel torsion springs rated for a lighter door than what got swapped in later, and chain-drive openers original to the house that are now three decades old and running on their last drive gear.
